Ground-up design and build, or an existing house refurbished and restored to a standard it deserves
There are two kinds of building project in Hertfordshire. One starts with a plot and a set of drawings; the other starts with a house that's structurally sound but laid out for a way of living nobody does any more. Lignum Build takes on both, and treats them as the same discipline: get the structure and services right, then make the finishes look effortless.
On a ground-up build that means groundwork, drainage, structure, envelope and fit-out sequenced as one programme. On a refurbishment it means finding out what the building will actually allow before anything is priced — where the loads go, what the drainage will dictate, which walls are doing a job and which ones only look like they are.
Ground-up design and build
A new house is mostly decisions made early: levels, drainage runs, the structural frame, where services will land. We take a plot or a set of drawings through groundwork, structure, roof and envelope to a finished, fitted-out house, with the same team carrying the brickwork, plastering, plumbing, tiling and electrics.
Refurbishment of an existing property
Whole-house refurbishments, extensions, loft conversions and internal reconfigurations — including the ones with a good number of steel beams in them. Existing houses hide surprises, so the survey stage is deliberately slow and the price is written only once we know what's behind the plaster.
Restoration, where the original is worth keeping
Older Hertfordshire houses are usually better made than their replacements. Restoration means repairing masonry rather than rendering over it, making good original plaster where it can be saved, and copying existing joinery profiles so new work disappears into old.
